HISTORY: Built in 1941 and currently being used as an office building, 615 South Nevada Avenue is prime for a redevelopment. This is the oldest commercial building in downtown Colorado Springs.

Built as the Colorado Springs Hotel and opened on January 1, 1872, it occupied the southeast corner of Pikes Peak and Cascade (at the center intersection of the city). It was Colorado Springs’ 1st hotel. It was built by the Colorado Springs Company under the direction of William J. Palmer. Purportedly, Ulysses S. Grant, Cornelius Vanderbilt, and John D. Rockefeller were guests. Ultimately supplanted by the construction of the new Antlers Hotel across Cascade Avenue in 1883, it became known as the Antlers Annex and was later converted for use as a public school. The building was moved to its current location in the 1940’s and converted for apartments. Currently it is a legal services building. The city of Colorado Springs considers this location “locally significant.”

SIZE: The building is 7,242 RSF above ground with a large, useable basement (approximately 3,000 RSF).

LOCATION: Located at the Northeast corner of Nevada and Rio Grande, this historic building is perfectly suited for redevelopment as an infill project in the heart of Colorado Springs’ thriving downtown.

The property is immediately across the street from Colorado Springs Police Department, mere moments from downtown shops, restaurants, apartments, and walking distance to Switchback’s Stadium, and the Olympic Museum.

ZONING: The building is zoned FBZ- COR. The city would love to see new infill development of retail, apartments, mixed-use, or office.
