Investments 1031 TAX DEFERRED EXCHANGE
Thanks to IRC 1031, a properly structured 1031 Tax Deferred Exchange allows an investor to sell a property and reinvest the proceeds in a new property and defer all the capital gain taxes.
To understand the powerful tax deferral protection an exchange offers, consider the following example: A Seller/Investor has a $200,00 capital gain and incurs a tax liability of approximately $70,000 in combined taxes (depreciation recapture, federal & state capital gain taxes) when the property is sold. Only $130,000 remains to reinvest in another property.
Assuming a 25% down payment and a 75% loan-to-value ratio, the Seller would only be able to purchase a $520,000 new property. If the same Seller/Investor chose to exchange, however, he would be able to reinvest the entire $200,000 of equity in the purchase of $800,000 in real estate.

A delayed exchange is the most common exchange format. The exchanger must properly identify potential replacement properties within 45 calendar days from the closing of the relinquished property (the first sold property). The new purchase (the replacement property) closing must occur within 180 days of that sale. The investor may identify 3 possible replacement properties.
Simple rules:
• You must invest all the exchange proceeds • You must acquire property with equal or greater debt • The newly acquired property must be "like-kind" • You can never take constructive possession of the proceeds from the 1st sale • You must hire a qualified intermediary • For more information to: www.apiexchange.com

RESIDENTIAL INVESTMENTS
Hoff & Leigh has developed a strategy that works. We are qualified to assist investors with quality single family residential rental property. Our strategy is to purchase these properties with 100% leverage - that's no money down! Our strategy involves a low loan-to-value 1st mortgage and a 2nd mortgage to cover the balance of the purchase price. While this strategy yields nominal cash-flow in the short run, the strategy involves paying the 2nd mortgage off and creates a low loan-to-value ratio over time with an increase in cash flow when your income is less.

SYNDICATIONS
Each year Hoff & Leigh endeavors to identify quality investment property for inclusion in Equity Partnerships for qualified investors. The latest property included in equity syndication is a 15,000 square foot medical office building located at 1750 East Boulder Street, in Colorado Springs, Colorado. A typical investment with Hoff & Leigh Equities is: * You must be a qualified investor by net worth or income * Generally a minimum $25,000 per unit investment is required * Target purchase prices for investments is $1.5M - $2.5M * Target cash-on-cash rates of return are 6% - 8% - 10% * Target internal rates of return are 15% - 20%
